Innovative Energy Technology in Modern Rental Housing
The “Arborea” project in Köniz was developed by Raiffeisen Pension Fund as a sustainable rental property, with a focus on resource-efficient timber construction. To meet the strict requirements of Minergie-P-Eco, the building features a fully insulated building envelope and utilizes solar energy both passively and actively. A key component of the ecological energy concept is the increase in energy efficiency achieved through the installed Jouliashower channel, which enables efficient heat recovery directly in the bathroom. Thanks to the consistent system separation and the selection of eco-friendly materials, not only are maintenance costs reduced, but the highest standards of healthy living and sustainability are also met. The combination of cost-effective construction and innovative technology, such as the 3P Joulia gutter, makes the property a showcase project for modern, energy-efficient living.
Its use in 39 bathrooms enabled a 10% reduction in building services, saving up to CHF 20,000 in construction costs. In operation, Joulia reduces ancillary costs by CHF 8,400 annually and is a decisive factor in achieving 85% self-sufficiency in winter.
